Types of Investment Opportunities

Buyer – Purchase undervalued Real Estate and sell for profit or hold for greater profit and/or cash flow. Typically, most properties purchased will require some additional investment of time and money.  Real Estate investors participate in one or more of the strategies below.

  • Buy & Hold – This type investor will repair properties and rent them out for cash flow.
  • Rehabber – This type investor will repair and resell properties. These types of deals typically have the highest yield. Many refer to these types of deals as ‘flips’ or ‘quick turn’ deals.
  • Wholesaler – This type investor will locate undervalued properties, get them under contract and sell to other Real Estate investors that rehab or rent these properties. These deals have a lower yield but are done more quickly.

Lender – Private Lenders provide capital to Real Estate Investors that will rehab & resell properties for profit.  They provide capital for both acquisition and repair costs and typically get repaid with interest or a share of profit at closing within 90-120 days on each property they invest in. Most deals provide a rate of return of 10% – 20% of capital invested.

Most private lenders are individuals, retirement accounts, and small investment companies looking for better returns than available from banks with less volatility and more predictability than stocks or bonds. Private lenders are able to make these profits because banks are usually not interested in short term lending for short-term real estate projects.
